What would it mean to you to make 50k a year part-time? For most people, it would be a game changer. I know that when I first started my flower business it was. Who would have thought you could make that much a year part-time.
Flower Business
First of all, it seems unbelievable, but I was working part-time making a great full-time income all while selling single stem flowers. Other products were sold with the flowers, but the main product was the flowers.
This business wasn’t expected to make that much money. It was just supposed to be side money. But, when I added other things in the income skyrocketed.
This is a simple business
You can start with limited time and limited funds. To get started all you need is some nerve and to get out there. Is it something that you would want to do for the rest of your life? Probably not, I didn’t, but this is a great business to do while you are focusing on building what you really want to do.
What you need to know
I see the dollar signs dancing in your head. Now I want to burst your bubble. This isn’t the perfect business. For one thing, the best hours are at night. We are talking starting around 9 pm until around 2 am. If you are a morning person getting up at 4-6 am. This might not be for you.
Also, the best places are adult in nature. If you are in anyway turned off by that this is not for you. I will say that I didn’t even notice the girls practically naked. Making money is easy when you focus on selling
You will need to get used to hearing NO, NO, NO. This is one of those numbers games and you will hear no a lot. For those in sales, this is no big deal. If you are not, well just don’t try this. Or try it and learn to build a thick skin. It will be a benefit somewhere down the road. It’s great to be able to let things roll off your back.
You will need to keep good books for your records
And depending on the state you live in will need to pay sales tax to the state. This was my biggest downside. I hate the paperwork. I don’t have a problem with the taxes, they are a must, but the tediousness of the record keeping is mind-numbing.
If you think that you can get past those things then this might just be the perfect business for you to start. Seriously to get started the most you need is about 25 single stem flowers and a basket to carry them. Of course, you need somewhere to sell them, but that is not an upfront cost.
Getting the places to sell at isn’t as hard as it seems either. You just need to make it be a benefit to the establishment to have you there. Make it about how this is a service you are providing for the owner/manager to their clientele.
This business is scalable
If you want to just do it on the weekends you can. If you want to do it every single night that can work too. Likewise, if you decide that you want to scale it into doing arrangements or weddings that can happen as well. There are many possible tweaks you can make to increase the cash flow. You can even bring others on to do the work for you. As a result, you’ll make a little less, but your time is mostly free.
This flower business was a great business since it has short hours and was able to be run at night. This left me plenty of time during the day to pursue another business.

Real Estate
While I ran my flower business I also started in real estate. I will not say that real estate should be a part-time business. It is not and I hate when people suggest that being in real estate should be a part-time option.
There is a ton to know in real estate and with a house purchase being a huge investment for people it shouldn’t be taken lightly. Please if you ever go into real estate make it a full-time business.
I have been in real estate for over 15 years now and have tried every aspect of the business. I found that real estate investors best fit my style. This made me more than 50k a year, but it was not part-time.
While trying to get more deals for my clients I started listing bank owned properties. This was awful for me. I couldn’t stand knocking on someone’s door and telling them they had to leave their home. But it led me to another part-time business that made me 50k a year.
BPO (Broker Price Opinion)
In order to get the bank listing, I had to do a value called a Broker Price Opinion otherwise known as a BPO. When you do these you get paid for each one before you have a listing. Although with each listing you have to do them as part of the listing agreement.
The ones that I was getting paid for ended up being more enjoyable for me. I was able to work from home, I wasn’t running all over town to show houses as quickly as possible to beat others there, I didn’t have to wait as long to get paid, and I knew that I would be paid for the work that I did.
This business wasn’t new.
I had been preparing for it for years. Doing BPO’s is something that any real estate agent can do. There are several companies that need these values done on their properties.
This business is not without its downsides. This will require hours in front of the computer. The work will come in large bursts where you will work long hours at a time, but then you will have large chunks of time off.
On the bright side
You can just put a vacation on in their system and not get work. No one tells you when you can and can’t have time off. Plus there is no worrying about what is happening with a real estate transaction when you go on vacation. If you are in real estate and need another agent to cover your transactions when you are gone you have no idea if they are doing a good enough job. That is stress.
Membership
While the flower business is easy to start and doesn’t need much money, real estate has many costs of doing business and needs some time and experience. My third part-time 50k a year business is not only easy to start but also doesn’t take much time or money.
I made a membership program that trained new real estate agents to get started in the business. This was a pre-made weekly lesson with tasks to complete each week. This was a year-long program.
I made this through a simple web page that was a signup page, an autoresponder was used to send the weekly emails and a PayPal account used to get paid. It was before there were as many awesome membership sites as there are now.
I took what I knew and made a recurring income that didn’t rely on my continuous work. Once the program was done it was done. All I had to do was deal with any membership issues like emails not showing up or cancellations.
This business was actually less than part-time
I charged $27 a month and had a retention average of people for 5 months. Yes, people didn’t make it through the whole year. I will assume that they didn’t stay in the real estate business either.
Within the first year, I had 256 people sign up and pay. This resulted in just under 35k. The second year I made just over 50k from 382 people. Think about it, it took less than 400 people to make 50k in a year.
What if you charged more for your course? If you had an advanced course that you charged $97 a month and If you made a six-month course you would more than likely keep a larger portion of the people through the full time.
If you had 100 people sign up
Assume those 100 people all paid for the full six months at $97 a month that would come out to $58,200. If you made this program only run once a year you would have the other six months off with no work.
Think about this, if the course was just three months and you charged $197 a month with 100 people signing up that would be $59,100. If you ran the course twice a year you would have 118,200 and only have worked through six months of the year.
This could be even more money in less time
Of course, with these examples, the work that I mean is just maintenance of the members. You have already completed the real work. If you run the course on a continual basis your potential income would be limitless.
Running a membership program is the best business that I have ever run. I believe you can see why. Now think about what knowledge you have that you can teach others and consider making your own membership course.
